Stay Warm This Winter and Slash Bills with These Home Efficiency Upgrades

Do you ever feel like it’s impossible to stay warm in the winter without spending a fortune on energy bills? If this sounds familiar, you may be surprised by how easy it can be to heat your home more efficiently. Smart home tech is one of our favorite solutions, but it’s not the only option. From high-tech devices to small changes in everyday habits, there are countless ways to boost your home’s efficiency — and make electric bills more manageable this winter.

Don’t Fight Mother Nature!

When winter hits, our natural inclination is to fight the cold by cranking up the heat indoors. This can be an uphill battle, but accepting the season for what it is — and even working with Mother Nature — can increase your home’s efficiency dramatically. One example is how the sun provides warmth year-round, even when the air temperature is cold. For this reason, an easy way to reduce heating costs is to open window coverings on sunny days, especially on any south-facing windows, because the natural warmth from the sun means less work for your heating system. Along the same lines, most people could change other small habits, such as closing the doors to any seldom-used rooms and keeping the vents in those rooms closed.

The bottom line is that your furnace has to work hard to keep your home nice and toasty, but you can give your heating system a break by changing your habits and by making efficient upgrades. Another easy change is to keep your thermostat set a little lower. Any programmable thermostat will work, but with a smart thermostat, you have even more control to adjust it as needed. For example, if your whole family is out of the house most of the day, keep it set lower during those hours, and you can easily raise the temperature when needed.

Insulate Everything

Besides heating the air inside efficiently, it’s important to keep cold air out. The best way to do this is to ensure your home is insulated properly. If you’re up for a DIY project, Family Handyman has an excellent guide for how to install insulation yourself. As they explain, installing insulation correctly is a major factor in how effective it is.

Along with boosting the insulation in your attic, don’t forget about insulating other spots that are easy to overlook. For example, Money Talks News recommends insulating attic doors along with your basement and other sneaky spots, such as electrical outlets and heating ducts. In addition to adding insulation, another essential step for keeping cold air out is to seal off leaks. According to the blog Direct Energy, an easy way to identify air leaks is to go room by room and either use your hand to feel for air or use a candle to see where the flame flickers. Doing this works best on a windy day, and you’ll want to turn your heating system off. Then, you can add caulk, foam, or weather stripping wherever it’s needed.

Target Other Energy Hogs

Heating may be the main culprit that drives up winter utility bills, but it probably isn’t the only source of increased energy use. When the sun sets earlier, it’s normal to compensate by using more indoor lighting. Not to mention, it’s awfully tempting to warm up in the winter by taking a hot bath or an extra long shower. The good news is that it’s easy to make these habits less costly. For example, switching to LED bulbs makes lighting more efficient. Getting a new tankless water heater will make those warm showers more eco-friendly. Alternatively, you can simply set your old water heater to a lower temperature.

The reality is that energy consumption is part of our everyday lives. That’s a fact that’s unavoidable, but what you can avoid is wasted energy. Whether you make small changes or big home improvements, each of these swaps will cut down on waste, all with the added benefit of cutting your utility bills at the same time.

I Learned To Solve All My Interior Design Problems by Dancing- Surprise Me

Surprise and Delight!

A great dance performance always has a surprise. It might be an unexpected twist in the storyline. It might be the unveiling of the dancer so you see her beautiful face or costume.

Maybe it is the revealing of an unexpected part of the costume that was hidden that causes the audience to gasp in surprise and delight. Surprise and Delight!!

I Learned To Solve All My Interior Design Problems by Dancing- Surprise Me
Persian Miniature Dance. The silk butterfly wings were hidden until the moment of “transformation” in the story brought surprise and delight to the audience.

Maybe it is a surprising moment where the dancer drops to the floor and swings their hair in wild abandon.

I Learned To Solve All My Interior Design Problems by Dancing- Surprise Me
Bandari dance performance by Mary Ann Benoit.

It can be anything. The key is that it is unexpected and brings delight in the discovery.

Surprises tell the story and add drama, texture, and depth to the performance.

With any dance, there are some things that are predictable, such as repeating patterns.  These parts give the audience comfort in knowing they understand what is going on. Then there are the surprises, that keep things interesting, exciting and make a memorable performance.

Interior Design Lessons from Dance

You might be wondering how all this ties back to Interior Design. Well, the concept of surprises resonates much like the unexpected twists in a dance or within the confines of a room.

Over the years, I’ve come to discern the intricate tapestry that interconnects various art forms. The very principles underpinning the enchantment of Interior Design echo throughout many art forms. The crux lies in the art of perceiving, listening, and embracing the subtle nuances that surround us.

Repeatedly, I notice the harmonious interplay between art, the wellspring of creativity; science, the palette of colors; and energy, the unifying force. It’s this alignment that threads the fabric of enchantment, weaving its spell not only in  dance, but Interior Design.

How Does Surprise Relate to Interior Design?

Small surprises are the hidden gems that infuse a room with character. Often found in the accessories adorning bookshelves or gracing side tables, these are the tiny treasures that, as you navigate the space, unveil their charm, wit, or uniqueness. They offer a glimpse into the homeowner’s inner world, prompting questions about the reasoning behind their selection and placement. It’s an intimate experience, as though the homeowner has just whispered a secret to you.

But surprises need not be confined to the small scale; they can also manifest as bold, captivating elements. Whether it’s an unexpected work of art, a daring design choice, an innovative invention, or a fresh approach to presentation, these larger surprises, like choreography in a dance, contribute to weaving an unforgettable narrative. They infuse texture, depth, and intrigue into your design, evoking happiness and leaving a lasting impression that others cherish and remember.

What Surprises and Delights You?

Creating your dream space is an ode to authenticity, capturing the essence of your character, lifestyle, and aesthetic preferences. Dive deep into what truly mesmerizes and uplifts you, and consider integrating these elements as nuanced or pronounced accents throughout your living space. Such treasures, when discovered, invariably bring forth a smile.

Personally, I’m endlessly enchanted by artistic globes crafted from an array of materials, the radiant spectrum of stained glass, and nuances drawing from the elegance of avian life and nature’s splendor. Such details resonate deeply with those who harbor a boundless curiosity for design’s infinite potential

Create Surprise and Delight with Accents

Accents, whether nestled within a home’s interior or gracefully placed outdoors, serve as delightful ways to add surprise and delight.  For me, the delicate presence of birds and wildlife artifacts lovingly gathered from nature, always strikes a chord. Equally enchanting are handcrafted creations, windows into the creator’s soul, revealing their unique essence and artistry.

Use Surprise and Delight to Sell a House

In the realm of home sales, the element of surprise and delight can be the winning touch. Staging a home is a delicate dance of ensuring broad appeal while leaving a distinctive, unforgettable mark. One surefire strategy to leave an indelible impression is to weave in elements of unexpected joy and charm.

I recall staging a home recently, working solely with the owner’s possessions. The residence already echoed a touch of whimsy, thanks to artful embellishments on the shutters by previous inhabitants. Among the available items, nothing immediately beckoned as a source of delight. However, drawing inspiration from the ambiance, I envisioned a rock cairn by the front entrance — a subtle, enchanting detail awaiting potential buyers’ discovery. This tiny gesture can intrigue and create a lasting connection with visitors, illustrating the power of thoughtful, delightful details

I Learned To Solve All My Interior Design Problems by Dancing- Surprise Me

I created some small cairns indoors as decor on the end tables in the living room.

People noticed and commented. I am sure they never had seen something like this before and it made the home more memorable.

Let’s Solve Your Paint Color Dilemma

Considering a fresh coat of paint for your home’s exterior? It’s amazing how a new shade can give both your home and your spirits a lift. However, this exciting change can sometimes lead to the all-too-common paint color dilemma.

It’s something every homeowner encounters. Whether you’re updating the entire exterior, adding a pop to a single room, or just revamping a door, choosing the right shade is crucial. The stakes? Picking a color that doesn’t match your vision, leaving you wondering if the neighbors are silently judging. But fear not, for every paint predicament, there’s a perfect solution waiting to be discovered!

Facing the dreaded paint color dilemma! No worries, there is a solution!

Navigating the maze of paint colors can often feel like an unsolvable puzzle. Most people often resort to:

  1. Choosing their favorite shade and crossing their fingers.
  2. Seeking the collective wisdom of friends and family.
  3. Posting on design forums like Houzz, only to get overwhelmed with diverse suggestions.
  4. Going down the rabbit hole of color blogs and becoming perplexed by the term “undertones”.
  5. Painting multiple sample colors on their wall and feeling like they’re in a never-ending loop of indecision.
  6. Consulting a certified color strategist.

Among these, the last option is truly the game-changer. Here’s why:

  • Your favorite color might not necessarily match your home’s permanent fixtures. Whether it’s your exterior finishes or your interior countertops and flooring, you need to ensure harmony.
  • Everyone has an opinion, but remember, you’re the one living in your space. What’s aesthetically pleasing to others might not resonate with you.
  • Online experts, though well-intentioned, aren’t privy to the specific lighting conditions and nuances of your home. Computer screens rarely capture true colors!
  • The term “undertones” often muddies the waters. Colors in different lighting conditions can be deceiving. It’s essential not to get bogged down by the jargon.
  • Using multiple swatches is a good start. But remember, colors can influence each other, and it’s essential to view each shade in isolation.
  • A certified color strategist is your best ally. They blend the art and science of color, offering a trained eye and understanding the physics of color. This ensures your chosen shade complements the specific fixtures and lighting conditions of your home.

In essence, while color can be subjective, its impact on a space is tangible. With tools like a colorimeter, experts can objectively measure colors, aligning them perfectly with your home’s needs. So, next time you’re caught in the color conundrum, remember, there’s a science to it, and the right expert can make your colorful dreams a reality!

So what is this magical device? A Color Muse! While this device can be used by anyone to find paint colors to match an existing color, the real power comes from understanding what the color data means and how to use it.

Diving into a color dilemma is akin to playing detective. Let’s unravel one such case I encountered. Upon arriving at the residence, what greeted me was a splash of color swatches on the walls and the door. A classic sign of the homeowner’s quest and confusion in pinpointing that elusive perfect shade. The scene screamed ‘color dilemma’ loud and clear.

At the outset, the intention was evident: the homeowner wanted a fresh look but was overwhelmed by the options. They had tried multiple colors, hoping one would stand out and feel “right”. But instead, what they had was a mosaic of possibilities, with no clear winner.

Let me walk you through the art and science of solving this color dilemma. My clients had a vision of their ideal color palette: a hue that struck a balance between gray, green, and brown. They also wanted to preserve the natural wood and metal trim while introducing a vibrant front door. A classic scenario where husband and wife couldn’t quite agree on the perfect color.

The wood siding and metal trim had now transformed into fixed finishes, dictating the color harmony for the entire exterior. The roof color remained hidden from sight, so it didn’t play a role in the selection. Additionally, there was almost black metal trim on the deck railings and around the front door, which was not up for a paint makeover and thus became another fixed finish. To add to the equation, a stark white garage door stood prominently, making it the most eye-catching feature due to its lighter shade than the rest of the elements.

Applying the art of color, I decided to make the garage door recede by painting it a dark color. The trim color on the railings, determined by measurement, also seemed ideal for the window trim and garage to maintain harmony amidst the three other colors designated for the walls, wood, and metal vertical trim. This color turned out to be Sherwin Williams Caviar, aligning perfectly with the measured hue, chroma, and values of the wood and metal vertical wall.

Next, it was time to identify a wall color that would complement these fixed finishes in terms of hue, chroma, or lightness. Several options on the color wheel were considered, such as an analogous scheme (colors close to each other on the wheel), a complimentary scheme (opposite colors), or a triadic scheme (colors evenly spaced on the wheel). By narrowing down the choices, my clients ultimately selected Benjamin Moore Amherst Gray with a hint of “green” that aligned with their preferences.

The final piece of the puzzle was the front door. To create a harmonious connection with the landscaping, a color inspired by the vibrant green bushes in the front was proposed. Measuring a leaf with my trusty colorimeter led us to the perfect shade: Sherwin Williams Hep Green.

And voilà! The color dilemma was elegantly resolved, resulting in a stunning transformation.

Did they like the end result? Here is what they said.

Let's Solve Your Paint Color Dillema- Northern Lights Home Staging and Design

How to Pick the Perfect Exterior Paint Colors- Part 2

In my last post,  How to  Pick the Perfect Exterior Paint Colors for your Home, I shared the first steps in my process for picking exterior paint colors for my own home.  I mentioned this included:

      • Consider what colors you like
      • Consider your limitations  such as your fixed finishes, landscape and surroundings.
      • Visualize the possibilities.
      • Test your choices to see them in different light conditions.

Here is the before photo of my home and the colors I had selected to test (Benjamin Moore Moscow Midnight, Lily White and Sunshine).

Before
Picking the perfect Exterior Paint Colors
Color Selections- Option 1.

Like many homeowners, I initially thought I was ready to make my paint color selections and dive into painting my home’s exterior. However, something interesting happened along the way.

My journey began with thorough research into exterior paint brands, and I discovered that Sherwin Williams had garnered better reviews compared to Benjamin Moore. Both companies are undoubtedly reputable, and I often recommend colors from both to my home staging and design clients. For this particular project, I decided to give Sherwin Williams a try, a decision that naturally led me to reconsider my color choices.

What added an intriguing twist to this process was my recent certification as a color strategist. You might be wondering, what does that entail? Well, a color strategist is someone who possesses a deep understanding of both the art and science of color, enabling them to make well-informed color decisions. I delved into the scientific aspects of color, learning how to measure color data and apply insights on hue, value (lightness), and chroma (saturation) to make even more precise color choices.

Camp Chroma Color Strategist Training
Mary Ann Benoit of Northern Lights Home Staging and Design is the only certified color strategist in Alaska. Consultations are available online.

Armed with this newfound knowledge, I began by collecting color data from my roofing material. This allowed me to discover an even more suitable teal color (Moscow Midnight) that harmonized beautifully with my roof. Additionally, I opted for a warmer white shade (Alabaster) for the trim, which complemented Moscow Midnight and didn’t appear overly bright on sunny days. To add a bold and vibrant touch, I selected “Forward Fuchsia” as the front door color, a choice that perfectly matched the color data of the roses in my front yard. I envisioned how this color would tie my home seamlessly to the blooming roses during the summer months.

However, there was a minor hiccup during my color selection process. I found that the color visualizer on the Sherwin Williams website didn’t perform as well as the one on the Benjamin Moore site. When I attempted to overlay “Alabaster” onto the dark stained decks of my house in my own photos, the color didn’t completely cover the existing surface and had a somewhat grayish appearance. To ensure I got a true representation of how the colors would look, I utilized a “sample scene” photo provided by the Sherwin Williams site rather than relying solely on my own images.

How to pick the perfect exterior paint colors for your home.
Color Selections- Option 2

And, I have to admit, I was swayed when I read their description of the section of colors that “Moscow Midnight” was described in.

” Nature is so powerful, so strong. Capturing its’ essence is not easy- your work becomes a dance with light and the weather. It takes you to a place within yourself.”

Considering I am also a wildlife biologist and a dancer when I am not home staging or designing….that sealed the deal for me!

And here is the final result!

What does the color of your house say about you? Pick paint colors that tell your story. Get help from a certified color strategist that uses both the art and science of color. The key takeaway? Always delve into reviews before settling on your exterior paint choices and remember, it’s okay to pivot if something feels off. Engaging a certified color strategist can be a game-changer, ensuring your choice resonates from the get-go. After all, painting is an investment, so why not guarantee a result you’ll absolutely love?

6 Eco-Friendly Ideas for Your Next Home Remodeling Project

Whether you’re committed to reducing your carbon footprint or simply want a safe, healthy home for your family, eco-friendly remodeling is a smart choice. Eco-friendly home improvements save money and energy, and limit the amount of harmful toxins that enter your home. Eco-friendly homes also command a premium when it’s time to sell; according to the Midwest Energy Efficiency Alliance, energy-efficient homes net 3.5% to 9% more per square foot than typical homes.

As you plan your next remodel, consider investing in one of these eco-friendly home improvements.

6 Eco-Friendly Ideas for Your Next Home Remodeling Project. Written by Ray Flynn for Northern Lights Home Staging and Design.

Increase natural light

There’s a reason people are drawn to homes flooded with natural light. Sunlight is energizing and uplifting, but you don’t have to go outdoors to enjoy its benefits. Increasing natural light in the home brings the sun indoors and decreases electricity usage, especially in high-traffic areas like kitchens and living rooms.

There are a few ways to bring more natural light into your home, including adding skylights or solar tubes, replacing solid doors with glass, or installing new windows. Talk to an architect to make the best choice for your home’s design.

6 Eco-Friendly Ideas for Your Next Home Remodeling Project. Written by Ray Flynn for Northern Lights Home Staging and Design.

Replace old carpet with green flooring

Carpeting is inexpensive, but those short-term cost savings can lead to long-term consequences. Synthetic carpet releases volatile organic compounds that harm air quality and human health. Synthetic carpeting also won’t biodegrade when it’s eventually thrown away. Natural materials like hardwood, bamboo, cork, and stone or ceramic tile are better flooring options for an eco- and human-friendly home. If you can’t give up the feel of carpet underfoot, choose materials certified with the Green Label or Green Plus Label from the Carpet and Rug Institute.

Redecorate with low-VOC paint

Paint is another big contributor to VOCs in the home. The next time you want to refresh a room’s look, choose a zero-VOC paint like Bioshield or Sherwin-Williams’ Harmony line.

Upgrade to energy-efficient windows

When you’re remodeling to save money and energy, nothing sucks energy worse than old, drafty windows. Upgrading to double-pane windows can save homeowners $126 to $465 a year in energy costs, and springing for energy-efficient windows adds another $27-$111 in yearly savings. In addition to keeping drafts out, energy-efficient windows have coatings that block the sun’s ultraviolet rays, protecting your stuff — and you — from sun damage.

6 Eco-Friendly Ideas for Your Next Home Remodeling Project. Written by Ray Flynn for Northern Lights Home Staging and Design.

Add an energy-efficient laundry room

Laundry rooms increasingly top buyers’ list of most-wanted home features. Turn a corner of the basement into a laundry room, or stack a washer and dryer in a first-floor cabinet for easy access. Upgrade to energy-efficient appliances in the process, choosing an ENERGY STAR washer and dryer to save money on your monthly utility bills.

Install a tankless water heater

Your hot water heater is the unsung hero of your home, providing hot water for baths, dishes, and laundry at a moment’s notice. It’s also one of the biggest energy users. Switching to a tankless water heater can reduce energy consumption 8-34% depending on how much water your family uses, leading to about $100 in annual savings. Not only that, but you’ll never have to worry about running out of hot water again.

Keep in mind that tankless water heaters have lower flow rates than traditional water heaters. As a result, you may need to install multiple tankless water heaters to ensure adequate pressure.

Don’t Forget Your Furnishings and Accessories

You can use eco-friendly Interior Design to include eco-friendly furnishings and accessories in your home. See the article, “Eco-Friendly Interior Design– Why it Matters” by Mary Ann Benoit of Northern Lights Home Staging and Design to learn more.

Eco-Friendly Interior Design- Why it Matters

Eco-friendly home upgrades can seem expensive upfront. However, these home improvements pay for themselves over time. Not only do homeowners save on monthly energy bills, they also get to cash in on the high demand for energy-efficient homes when they sell. Instead of shying away from green remodeling, invest in eco-friendly upgrades the next time you renovate.

Are You Re-arranging Chairs on the Titanic and Expecting a More Beautiful Outcome?

Is your home aligned with who you are, and empower your dream life?

It’s common knowledge that investing in a quality mattress and plush bedding can enhance sleep quality. After all, we spend about a third of our life in bed, and a good night’s rest directly impacts our mood, appearance, and overall well-being.

Yet, consider this: we spend even more time in our homes than in our beds. So, it’s undeniable that our living environment influences our emotional and physical health. The ambiance and energy of the items we choose for our home play pivotal roles in shaping our lives.

Are you re-arranging the chairs on the titanic and expecting a more beautiful outcome?

Does your home inspire joy as you wander through its various rooms? Does it envelop you in happiness, offering a sense of relaxation, pride, and comfort? Does it narrate your unique story, reflecting your sanctuary to guests so they can truly perceive who you are? Is it designed with seamless functionality, providing ample space for your every need? Does it house belongings you cherish while avoiding unnecessary clutter?

Consider this: as you aspire to manifest the life you desire, you must first embody the person capable of realizing those dreams. Your home serves as the nurturing cocoon for this transformative journey. It should support your personal evolution, whether that entails a splendid home office, a dedicated workout space, a tranquil meditation corner, a room for silent introspection, a creative haven, an inspirational alcove, a musical retreat, or simply a place where dreams are born.

Many perceive Interior Design as merely a cosmetic enhancement, something to be considered once other priorities are met, or when there’s surplus time and money. To them, it’s a luxury, not an essential. Yet, the impact of a well-designed space on our daily lives is profound and far from being just ‘superficial’

Are you re-arranging the chairs on the titanic and expecting a more beautiful outcome?

Picture this: with a simple wave of a magic wand, you’re instantly transported to your dream space. How would that daily immersion in your perfect space make you feel? Compare that with your current feelings about your living space. Doesn’t the idea of achieving that dream ambiance seem like a priority worth pursuing?

Are you re-arranging the chairs on the titanic and expecting a more beautiful outcome?

Where will you be 6 months or a year from now if you do nothing? You may think in the same place you am now. Actually, you are worse off because you have spent 6 more months not enjoying your space or having it support you towards your ideal life. Putting it off allows things to get worse over time. Superficial efforts without a design plan are like rearranging the deck chairs on the Titanic and expecting a more beautiful outcome.

Are you re-arranging the chairs on the titanic and expecting a more beautiful outcome?

It’s time to chart a new course. Recognize that your home plays a pivotal role in your happiness, well-being, and overall health. A well-designed space doesn’t just look good; it supports your alignment with who you are meant to be and fuels your potential.

Exceptional interior design ensures your home is not just aesthetically pleasing but also emotionally fulfilling and functionally efficient. With Aligned Design, you can transform your space to align with your dreams and aspirations, so your space look great, feels great and supports you to be great. You are worth it and the world needs you to be your best.

How to Sell Your House at the Worst Possible Time

Selling your house at a less-than-ideal time, whether it’s a slow real estate market, during a global crisis, or simply during the off-season, can be challenging but not impossible. Here are some strategies to maximize your chances of making a sale:

  1. Price it Right: Get a competitive market analysis (CMA) from a reputable real estate agent. This will provide you with recent sales of similar homes in your area. You may need to price your home slightly lower than the competition to attract potential buyers.

  2. Enhance Curb Appeal: First impressions matter. Refresh landscaping, power wash the exterior, and make sure the entrance is inviting.

  3. Stage the Interior: Make your home look spacious and appealing. Declutter, depersonalize, and consider hiring a professional home stager.

  4. Flexible Showing Times: Be as accommodating as possible. The more people you get through the door, the higher your chances of finding a buyer.

  5. Offer Incentives: Offer to cover some of the closing costs, provide a home warranty, or leave behind certain appliances or furniture.

  6. Highlight Unique Features: Focus on what makes your home stand out, whether it’s a newly renovated kitchen, proximity to local amenities, or a beautiful garden.

  7. Virtual Tours: Especially important during times when in-person showings are limited (e.g., during a pandemic). High-quality photos and a virtual tour can make a big difference.

  8. Negotiate with Flexibility: Be prepared to negotiate on price, closing dates, repairs, or other contingencies.

  9. Promote the Property: Use social media, local ads, and flyers. Ensure your real estate agent lists your property on major online portals.

  10. Stay Informed: Stay updated on the local market and be ready to adjust your strategy based on feedback from showings.

  11. Get Inspected Early: Consider getting a pre-inspection. This can reassure buyers and give you a chance to fix issues before they become deal-breakers.

  12. Maintain the Property: Continue to keep the home clean, lawns mowed, and everything in good repair.

  13. Be Patient: Understand that it might take longer to sell during tough times. But with persistence and flexibility, you can increase your chances of a successful sale.

Remember, there’s always someone looking to buy a home, even in challenging times. Your job is to make your property as attractive as possible to these potential buyers.

Think Out of the Box

Remember, selling a house in a challenging market requires creativity, flexibility, and resilience. It’s about finding unique ways to showcase the value of your property and make it stand out from the rest.

  1. Virtual Tours: In a digital era, creating 3D virtual tours can be an engaging way to attract potential buyers without them having to physically visit the property.

  2. Staging with a Twist: Consider using home staging techniques that evoke strong, positive emotions. Think themes or styles that might resonate with the current market sentiment.

  3. Flexible Pricing Models: Offer rent-to-own options or other flexible pricing models that may appeal to buyers in a challenging market.

  4. Local Partnerships: Collaborate with local businesses to host open houses with a twist – maybe a wine tasting or art exhibit.

  5. Pop-Up Events: Use your space to host community events, which can draw attention to your property.

  6. Interactive Content: Create interactive content about your home such as fun quizzes or infographics that can be shared on social media.

  7. Neighborhood Ambassadors: Engage neighbors to become ambassadors for selling your home. They have a vested interest in getting great new neighbors.

  8. Storytelling: Share the history and stories associated with your home. It might appeal to certain buyers who value a connection with the past.

  9. Incentives: Offer incentives like covering the first few months of utilities or including some pieces of furniture in the sale.

  10. Seller Financing: In tough financial times, consider offering seller financing to potential buyers who may be struggling to get traditional financing.

  11. Eco-Upgrades: Highlight or invest in eco-friendly upgrades which can be a selling point for environmentally conscious buyers.

  12. Themed Open Houses: Host themed open houses – “Retro Night”, “Garden Brunch” – to draw in different crowds and generate buzz.

  13. Highlight Future Potential: If your home has untapped potential (like an unfinished basement), provide illustrations or mockups of what it could be transformed into.

  14. Engage Influencers: Partner with local social media influencers to showcase your home on their platforms.

  15. Charity Collaboration: Offer to donate a portion of the sale to a local charity. This not only gives back but can also be a drawing point for some buyers.

Beyond Aesthetics: How Stunning Designs Boost Your Rental Income

Do You Think Just Having a Pretty Face Won’t Cut It?

Many say that beauty is only skin deep, but in the rental business, a stunning first impression is invaluable. An attractive property lures customers in, setting the stage for a deeper connection. While maintaining them requires more than just aesthetics, it’s that initial allure that opens the door to potential success

Just a Pretty Face Will Make You Lots of Money in Your Rental Business

What is a Pretty Face?

What do I mean by a ‘pretty face’? It’s your presentation – the outward appearance of your product, the energy it radiates, and the emotional connection it establishes with your customers. It’s the factor that determines whether they’ll get to know, like, and trust you and embrace what you’re offering. Simply put, it can’t just be good; it needs to be nothing short of amazing.”

It needs to provide a sense of expansion….giving the person something better than they have now so their life will feel better in your space.

You can do that with home staging, decorating, Interior Design. It really all is the same thing, it is just the focus of who you are trying to please and how you do it that is different.

Unlocking Wealth: The Potential of Real Estate Investments

Many people believe that investing in real estate can yield a significant return on their investment. Some choose to renovate their properties and sell them for a substantial profit. In these situations, home staging serves as the ‘pretty face’ that creates a sense of improved living, connecting with buyers and ensuring a swift and lucrative sale

Some buy real estate with the intent of making money off short or long-term rentals. In this case, the key to success is not to have vacancies but to fully book your rentals as much as possible.

If you are renting apartments or houses that are unfurnished, photos of vacant spaces are not your friend. People do not emotionally connect to empty rooms. Home staging can be a great way to show the possibilities, how the rental can actually look and be used, and the wonderful life you will have if you only rent this place! Great photos of a beautifully staged rental are a wonderful marketing tool.

Maximizing Rental Profits: The Role of Home Staging in Real Estate Investments”

If you’re offering furnished rentals, it’s wise to collaborate with a professional stager or designer for decor selection and setup. A tastefully curated rental not only commands a higher price but also attracts more tenants and the right tenants for you.

For those venturing into short-term vacation rentals or running a Bed & Breakfast, a well-staged or designed space is essential. It’s the first impression online leading to bookings, and it ensures guests have a pleasant experience during their stay. Engage a professional to enhance aesthetics, produce captivating marketing images, attract your ideal guests, and guarantee their satisfaction throughout their visit.

Maximize Your Home’s Value: Why Online Professional Staging Beats DIY Every Time

Considering selling your home and tempted to handle the staging on your own to save money? While it’s possible, consulting a professional stager could significantly boost your final sale price. Expert insights can make all the difference.

Home staging by Northern Lights Home Staging and Design

Online home staging consultations open doors to collaborating with top-notch stagers, regardless of your location or the absence of local experts. Experience the magic of expert advice, no matter where you are.

Benefits of an Online Home Staging Consultation.

An online home staging consultation, as opposed to an in-person consultation, offers several distinct advantages:

  1. Convenience: Clients can easily schedule sessions at times that work best for them, without needing to coordinate for a physical meeting.
  2. Safety: Especially in situations where health concerns (like pandemics) are prevalent, online consultations reduce risks associated with personal interactions.
  3. Accessibility: Clients from any geographic location can access top-notch professionals, not just those located nearby.
  4. Cost-Effective: Often, online consultations can be less expensive as there are no travel expenses or time associated with commuting.
  5. Flexibility: It’s easier to reschedule or adjust appointment times without the hassle of considering commute or travel disruptions.
  6. Documentation: Virtual consultations can be recorded (with permission), allowing homeowners to review advice and instructions as needed.
  7. Immediate Implementation: Clients can start making recommended changes right after the consultation.
  8. Eco-friendly: Reduces carbon footprint as there’s no need for vehicular transportation.
  9. Comfort: Being in the comfort of one’s own home can make the consultation less intimidating and more relaxed for some clients.
  10. Efficiency: Digital tools can be employed during the consultation, like screen sharing, which can help in showing visuals, designs, or examples instantly.

However, it’s worth noting that while online consultations offer many benefits, in-person consultations can provide a tactile and immediate understanding of space, which might be preferred by some clients or specific projects.

Benefits of Doing a Home Staging Consultation with a Professional versus Self Staging

Home staging by Northern Lights Home Staging and Design
Home Staging by Northern Lights Home Staging and Design.

Opting for an online consultation with a professional stager, as opposed to self-staging based on personal preferences, has multiple advantages:

  1. Expert Insight: Professional stagers have the training and experience to identify a home’s strengths and weaknesses, ensuring the best features are highlighted.
  2. Objective View: Homeowners may be emotionally attached to their property and its decor. A professional provides an unbiased perspective, focusing on broad buyer appeal rather than personal tastes.
  3. Cost-Effective: While there’s an upfront fee, investing in a professional consultation can lead to a higher sale price, often compensating for the initial outlay and reducing potential lost profits from price reductions.
  4. Current Market Trends: Stagers are updated on the latest home design and buyer trends, ensuring the home appeals to the contemporary buyer’s preferences.
  5. Space Optimization: A professional can suggest layouts and designs that make rooms appear larger and more functional, maximizing the potential of every space.
  6. Resource Recommendations: Professional stagers often have a list of trusted vendors, from furniture rental companies to painters, which can be invaluable for homeowners.
  7. Efficiency: Based on their experience, professional stagers can quickly identify solutions, saving homeowners time and effort.
  8. Avoid Common Mistakes: Without professional guidance, homeowners might over-personalize or clutter spaces. Stagers help prevent such pitfalls.
  9. Enhanced Online Appeal: In the digital age, property listings often start online. Stagers know how to create spaces that photograph well, increasing online interest.
  10. Psychological Impact: Stagers understand the psychology of buyers and create spaces that evoke feelings of warmth, comfort, and potential.
  11. Flexibility & Convenience: Online consultations can be scheduled at the homeowner’s convenience and provide actionable advice without the need for in-person visits.
  12. Value Proposition: A well-staged home differentiates itself in the market, especially in areas with many similar property listings.
  13. Boosts Confidence: Having the endorsement of a professional can boost a seller’s confidence in their property’s presentation during showings and open houses.

While self-staging might seem like a cost-saving approach, the expertise and insights of a professional stager, even in an online format, can yield a swifter sale and often a better return on investment.

Are you Living Your Dharma?

My journey with dharma began at the onset of the pandemic and has continued to unfold in the most fascinating ways. As the world slowed down, I chose transformation and growth, immersing myself in personal development and business courses while recharging my spirit with daily online dance sessions. It became a path of deep enrichment and well-being.

Through my courses, the idea of dharma kept surfacing — a word I hadn’t even known before. But there it was, appearing again and again, almost as if calling out to me: “Hey, you! I’m your dharma… are you paying attention?”

Well OK, now I am. Who are you and what do you want?

“I am your purpose in life. Your true calling – what you were put here to do”. OK, well, you are a little fuzzy and nebulous. Could you make yourself a little clearer?  “Yeah, but you have to do some work to help make that happen.” OK, I have time. Let’s get to it.

Are you Living Your Dharma?

At the time, I enrolled in Jim Fortin’s Transformational Coaching Program, hoping to elevate my design business. The heart of the program centers on a powerful truth: “Be more to do more and have more” — a refreshing shift from the conventional “have, do, be” mindset.

What I didn’t expect was how much personal transformation would lead the way. Like many others focused on business growth, I soon realized that inner change was the real catalyst for outward success.

Since beginning this journey, I’ve revamped my diet, lost 10 pounds, quit smoking, found a deeper sense of peace, and embraced the philosophy of doing less — but doing it better — all while cultivating a greater sense of gratitude for the life I already have.

Investing in this program during the uncertain times of the pandemic made it even more profound, reminding me that the journey into ourselves is just as important as any destination we hope to reach.

Inspired by the principles of Hal Elrod’s The Miracle Morning, I crafted a daily practice rooted in silence, visualization, exercise, reading, and writing — a ritual that nourishes both mind and spirit.

As I journeyed through the book, a powerful quote from Jim Rohn stood out to me: “Your level of success will rarely exceed your level of personal development, because success is something you attract by the person you become.”

It was a moment of clarity. I realized why so many, myself included, come seeking business growth but find personal transformation leading the way.

While my path has woven together both personal and professional evolution, it’s the inner growth — the quiet, steady unfolding — that I treasure most.

Are you Living Your Dharma?

One theme that kept surfacing in the program — and truly captivated me — was the idea that wealth doesn’t come solely from hard work, but from the universe itself. At first, I found this concept puzzling. How could that be?

The deeper message revealed itself: when you are fully engaged in your passion — the work you would do even without a paycheck — and it creates value for others, prosperity naturally follows.

One day, a business coach shared a quote from the legendary dancer Martha Graham. As a dancer myself, I thought, Now you’re speaking my love language. I’m listening.

Are you Living Your Dharma?

And now it makes more sense. We are all unique in all of time and space. We all have our individual voices. If we can just get out of our own way and out from under all the personal stuff that holds us back, by Being better, we can open the channel and let it come through. That is our dharma. When it happens, the money will come.

A fellow Interior Designer, Leslie Carothers said  on Facebook once, NO ONE is YOU. NO ONE has your heart, your soul, your exact combination of the *magic* that makes working with you such a special experience.

Are you Living Your Dharma?

In truth, we don’t need to define our dharma. We simply need to stay open — receptive to its flow — and allow it to reveal itself through us, naturally and effortlessly.

For a long time, I believed my dharma was to bring joy and growth into people’s lives by creating beauty — through vibrant Interior Design, the rhythm of dance, the shimmer of handmade jewelry or stained glass, and the energy woven into my art.

My art celebrates vivid color and rich texture, honors the environment, nurtures our connection to nature, and embraces the diverse beauty of global design.

But as I looked deeper, I realized that these were simply the vessels. My true dharma is something more: to channel messages of universal energy that guide people back to their authentic selves — helping them awaken to their full potential.

When you feel drawn to my energy art or seek my design expertise, you’re not just experiencing beauty — you’re connecting with these deeper messages. You’re helping me live my dharma. And for that, I am truly grateful.

Now, I invite you to reflect: Are you living in alignment with your dharma? If not, perhaps I can support you on your journey — through the transformative power of Aligned Design.

My Dharma In Action
